Water Tanks Cleaning:
As a routine cleaning check the 2 overhead tanks & 1 sump will be cleaned every 3 – 4 Months.
Garbage Collection:
Please keep your garbage in a closed cover and keep it at your flat door in the night time, that is before you go to sleep. The cleaning person will take out that garbage in the next day early morning at about 6 AM.
So
Please remember to keep the garbage in closed cover.
Please don’t keep the garbage outside of your flat after 6 AM as the cleaning person may not take it out after 6 AM.
Please keep the garbage near apartment entrance main gate (in the big dustbin) whenever the cleaning person won’t attend the duty due to any reason.
Payment of Maintenance Charges:
We will be collecting the maintenance charges during the dates 1st to 5th of every month. So please make sure that payment is done on or before 5th. Please don’t pay the money without receipt. Keep a copy of receipt with you. In case you won’t be in town that time you could pay advance payment. Watchman (Mr. Nagesh) will be colleting these maintenance charges.
It would be great if a member who stays far pays the maintenance charges for 3 or 4 months in advance so that there is no need for him/her to come every month and pay the maintenance. Please collect the receipt without fail.
Payment of Electricity & Other Bills:
At present watchman is paying only the apartment electrical bill. Once we place the apartment supervisor then we will make the necessary arrangements to pay all your electrical, telephone, cable etc. bills. Till that point the member who stay far please take the help of your neighbor to pay your electricity bills.
In the mean while you could pay your bills at ‘Bangalore One’ or ‘Easy Bill’ collection centers.
Taking the help of Watchman:
Please don’t instruct the watchman to do your personal works. He can’t go outside as we need his fulltime attention in the apartment for cars parking etc. However you could request his wife. But this purely depends on your mutual understanding and personal interaction with her.
Be careful while parking & taking out your car. Please take the help of Watchman / Security. Please let us know if they are helping you properly.
Watchman / Security can wash your car/motor cycle outside of their working hours. If you would like to assign this work to him then you can pay the labor charge as per your mutual understanding.
Collecting Drinking Water:
Watchman will ON this drinking water motor every day during 7 AM – 8 AM. So please store the drinking water at this time.
Generator:
At present we are running the generator during the following schedules, that is whenever there is a BESCOM power supply failure.
Full Night (6:30 PM – 5 / 6 AM)
7 AM – 8 AM
Festivals, Functions, House Shifting, Important Cricket Matches Time etc..
Safety of Children:
Please don’t allow any children to go/play on terrace (for security reason (as walls are not enough height)) until we build the grill. We will try to complete it soon. Until then if you find any children on terrace please bring to the notice of their parents.
Please don’t allow any children to play on the main road (in front of our building) as some times vehicles use to go at high speeds. If you find any children playing on the main road please bring to the notice of their parents.
Using Electric Water Heaters:
Please don’t use Electric Water Heaters whenever the Generator is ON. If you ON it that time your heater may burn or electric wires of your flat may burn or electric connections at the meter in the basement level may burn. So please remember this and never ON your electric water heaters whenever the Generator is ON.
Using Washing Machines:
Please don’t use Washing Machines whenever the Generator is ON. If you ON that time the Washing Machine’s Coils may burn. So please remember this and never ON your Washing Machine whenever the Generator is ON.
Using Heavy Load Equipment:
• Please don’t ON any Heavy Load Equipments such as Drilling Machines, Vacuum Cleaners etc. whenever the Generator is ON.
Using Lift:
• Please don’t allow your children of age less than 10 years to use lift due to safety reasons. But it’s up to you to decide.
• Please wait until the lift stops/lands completely at the required floor. If we open the doors before complete landing the LEVERS of the lift will go and due to which we may not be able to use the lift until the service people come and repair/replace the levers. So please remember this and take the necessary precaution.
• Please remember to close both the doors of lift completely, after use. Else it will be inconvenient for the next person who is going to use the lift.
Using the Service of Plumbers, Carpenters and Electricians etc.:
These people are complaining that they could not able to attend the individual service requests as they are not getting the value (money) for their service. So please remember that we need to pay conveyance, service charges and the material charges whenever they attend individual service. We have not employed them and they attend us on ‘on call’ basis.
Ironing Clothes:
At present Mr. Nagaraj is coming to our apartment for this work, twice a week.
Using Water:
We completely depend on bore water. So please try to avoid wastage.
Wet Clothes Drying:
Please use the iron wires which are laid on terrace, for drying your clothes.
Grill work for the Parapet Wall:
We are planning to provide grill work to the parapet wall of terrace so that children can also play on terrace. We will keep you posted on the progress of it.
Service from Watchman & Night Security:
Watchman and Night Security should obey all your orders that are related to our apartment. If they are not then please bring it to our notice so that we could make sure that they help you. In-fact we have already informed them on this.
Others:
Intercom is available in the apartment. Please collect the intercom numbers from Watchman if we have not provided you, already.
Each flat is provided with one Car parking.
Outside vehicles are not allowed to park inside. However if there is a space then he/she could park.
No dogs/cats are allowed inside the apartment.
Flats can’t be rented/leased for commercial / Paying Guesthouse use.
Gym room is available for the members who are staying in the apartment only. Not for their relatives or outsiders. Please use the equipment there only. Don’t take them to your flat. Gym room key will be with Watchman. You could collect & return, after use.
Please park your 2 wheelers in the allocated 2 wheelers parking area. For clarification please contact watchman.
Meeting / Interaction room is available for the apartment members. This could be used whenever we conduct meetings or get-together.
Loud Speakers are not allowed in the apartment.
Electrical, Plumbing, Woodwork etc. works for the common areas of the apartment will be taken care from the money that we get from monthly maintenance bills. However you have to take care of Electrical, Plumbing, Wood work etc. works of your flat.
At present there is no Kaveri water supply to the apartment. The pipe lines are already laid. Hope water comes soon.
Please make sure that all the water taps are closed before you go for sleep or go on vacation/outside else water may stagnate in the flat when the water is pumped to the overhead tank.
Please share your contact phone numbers with your neighbors so that anyone can contact you in case of urgency.
Please keep the apartment clean & neat. Throw the waste/garbage into dustbin only.
Night security should not sleep in the night. If you find him sleeping then please bring it to my notice.
Watchmen/Night Security should not allow any stranger to your flat without informing you through your intercom.
Marketing/Sales executives are not allowed into the apartment.
Flat owners are requested to inform us whenever they would like to give their flat for rent/sale so that we could put that information in the notice board.
Tenants need to hand over the intercom phone to their owner whenever they vacate the flat.
